General

Sunway Property Pals+ is built on the idea to better serve the Sunway Community, comprising our owners plus sub-sale owners and tenants across Sunway Property Developments. The programme is specially put together to meet every practical and purposeful need of different communities, from rent credit, home care and management services, property purchase benefits, and other rewards and conveniences.

In the past, the programme catered mainly to our owners. Sunway Property Pals+ is now transformed to better serve the Sunway Community, including tenants who reside in Sunway Property developments as well as sub-sale owners.

Owners You will automatically become a member in this category upon purchasing a property from Sunway Property.

*For tenants who enrol into Rent+ Programme , rent credit accumulation starts from the month of registration.

Upon the first property purchase directly from Sunway Property, "Tenants” and “Sub-sale Owners” categories will automatically be changed to "Owners” category.

Sub-sale Owners Any proof of documents on property ownership including but not limited to a copy of the utility bill OR Sale and Purchase Agreement (SPA) OR any other document in relation to the residential property developed by Sunway Property in Malaysia (including joint venture developments) purchased through the sub-sale market.
Tenants

Any proof of documents on tenancy including, but not limited to, a copy of the utility bill OR tenancy agreement OR rental payment receipts.

*For tenants who enrol into Rent+ Programme, a signed tenancy agreement and rental payment receipts for the last 3 months are required.

Residential and commercial properties developed by Sunway Property - Sunway Berhad’s property development subsidiaries in Malaysia only (exclusive of international projects), subject to the terms & conditions allocated for the participating projects. Reach out to our Sales/Customer Representatives to find out more information about the participating projects.

The membership entitlement will be determined based on the eligible category with the highest property purchase rewards. In this case, your membership will be the “Owners” category.

Property purchase rewards from only one category can be applied during the next property purchase, based on the net discounted price after the Bumiputera discount and any other promotional discounts.

Owners

Applicable to all buyers of properties developed by Sunway Property in Malaysia (including joint venture developments):

  • An individual purchaser as named in the Sale and Purchase Agreement (SPA), or;
  • In the case of a company stated as Purchaser in the SPA, then a maximum of two directors who are the SPA signatories shall be Members. If the SPA signatory is a company secretary who is not a Director in the company, then the membership shall be passed on to another Director in the said company. Should there be a change of company directors, the membership cannot be passed to the new director(s) of the company.

Members are entitled to repeat purchase rebates of up to 3% on their next property purchase of participating Sunway Property development projects in Malaysia only, based on the net discounted price after the Bumiputera discount and any other promotional discounts.

Members shall only be entitled to the repeat purchase rebates in the form of a Credit Note, which will be used to offset against the 2nd progressive payment of the purchase price or such other payment as Sunway may deem fit, after all of the following are completed:

  • when the SPA of the member’s next property purchase is executed (signed and stamped)
  • when the member has paid 10% of the purchase price

Yes, members can extend their property purchase benefits of up to 3% to their family members.

Sub-sale Owners

Applicable to owners who have purchased a residential property developed by Sunway Property in Malaysia through the sub-sale market (including joint venture developments)

  • An individual purchaser as named in the Sale & Purchase Agreement (SPA), or;
  • In the case of a company stated as Purchaser in the SPA, then the directors who are the SPA signatories shall be Members.

Members are entitled to a 1% rebate on their first property purchase directly with Sunway Property (not applicable on any property purchased from the sub-sale market) in Malaysia only, based on the net discounted price after the Bumiputera discount and any other promotional discounts.

Each member is subjected to a maximum of one unit only. Upon the first successful property purchase, members will automatically be changed to the “Owners” category.

Members shall only be entitled to the property purchase rebates in the form of a Credit Note which will be used to offset against the 2nd progressive payment of the purchase price or such other payment as Sunway may deem fit, after all of the following are completed:

  • when the SPA of the member’s property purchase is executed (signed and stamped).
  • when the member has paid 10% of the purchase price.
  • Register to be a member and receive notifications on upcoming launches via propertypals.sunwayproperty.com
  • Members will be able to enjoy the benefits effective 3 months onwards from the date of registration.

Tenants

Tenants in residential properties developed, sold or owned by Sunway Property:

Applicable to any tenant who resides in a residential property developed, sold or owned by Sunway Property in Malaysia, including joint venture developments (application to individual or strata landed homes, townhouses, condominiums, serviced apartments and SOHO).

List of participating projects

You may opt-in for Rent+ Programme during the tenant sign-up process. Rent credit accumulation starts from the month of registration and rent credit will be awarded on the last day of every calendar month throughout the tenancy period.

25% of the rental paid can be converted to rent credit. Accumulated rent credit can be used as part of the progressive payment for the first property purchase, up to 1.5% of the net selling price for participating Sunway Property development projects in Malaysia only and subject to the terms & conditions of the respective participating projects. Any rent credit in excess of up to 1.5% of the net selling price of the property will be forfeited.

Each member is subjected to a maximum of one unit only. Members will automatically be changed to “Owners” category upon the first successful property purchase.

The minimum accumulation period to convert rent credit is 1 year and the maximum accumulation period is 2 years.

Rent credits will expire 3 years after the tenant exits the tenancy of the last rented property.

No, multiple tenants cannot pool credit together.

Yes. You can earn and combine the rent credit so long as you rent a Sunway property, with a minimum tenancy of 1 year at each premise.

A minimum of one-year tenancy is required for rent credit conversion. You may rent another unit from Sunway Property developments to continue earning rent credit from the new tenancy.

Credit will only be given for earned credit i.e. stay period and paid rent for one year.

While Sunway Belfield is under construction, the tenant will continue to earn rent credit as and when the rental is being paid, up to a maximum of two (2) years in total, which can be redeemed and offset in the form of a rebate against the outstanding payment due to Sunway Property upon completion of the property purchased.

The tenant will need to complete their tenancy, aside from paying rental in order to earn the rental credits. The tenant will progressively earn the credit conversion at the end of each calendar month

Rent credit is only redeemable when a tenant fulfils a minimum of one-year accumulation period and for future property purchases. Not for retrospective property purchase.

Tenant shall only be entitled to the Rebates in the form of a Credit Note, which will be used to offset against the 2nd progressive payment of the purchase price or such other payment as Sunway may deem fit, after all the following are completed:

  • When the SPA of the member’s property purchase is executed (signed and stamped)
  • When the member has paid 10% of the purchase price

No. However, the credit can be used for property purchases under joint names, provided the tenant is one of the SPA signatories.

The necessary supporting documents and/or details pertaining to the tenancy includes, but are not limited to, tenancy agreement, rental payment receipts for the last 3 months as well as the landlord’s verification of the tenancy.

Tenants can choose to upload the supporting documents and/or details required upon sign up or when they are ready to convert their rent credit. The verification and redemption process for rent credit is deemed complete when supporting documents and necessary details are provided.

Note: Redemption of rent credit is only allowed upon successful submission of all the required supporting documents and verification.

1. Tenant to select his/her choice of property with a friendly Sunway Property sales representative and fill up a booking form.

2. Tenant to provide the necessary details and supporting documents such as IC, tenancy agreement, rental payment receipts for the last 3 months and/or others, as required.

3. Tenant to make the initial down-payment for the selected unit during the execution of the Sale & Purchase Agreement (SPA).

4. The accumulated rent credits will be converted and used as partial payment of the purchased price.

5. If the unit is still under construction, the tenant can continue to earn rent credit subject to the outlined Terms & Conditions.

Tenants in student accommodations or co-living properties held by Sunway Group:

Applicable to any tenant who resides in student accommodations or co-living properties held by Sunway Group for long term stay purpose of not less than one (1) year, including:

  • Sunway House Waterfront Residences
  • Sun U Residences
  • Sun U Apartment
  • and such other projects that Sunway Group / Sunway Property may add or remove from time to time.

You may opt-in for Rent+ Programme during the tenant sign up process. Rent credit accumulation starts from the month of registration and rent credit will be awarded on the last day of every calendar month throughout the tenancy period.

25% of rental paid can be converted to rent credit. Accumulated rent credit can be used as part of progressive payment for first property purchase, up to 3% of net selling price for participating Sunway Property development projects in Malaysia only and subject to the terms & conditions of the respective participating projects. Any rent credit in excess of up to 3% of net selling price of property will be forfeited.

Care+

Eligibility

The Sunway Property Care + Cleaning Service is currently offered to the Sunway South Quay residential developments (Sunway Bayrocks, Sunway GEOSense, Sunway GEOLake, Sunway Nautica, Sunway LaCosta). All you need to do is to register to be a Sunway Property Pals + member and you are one step closer to utilizing the benefits.

Making an appointment

All appointments are subject to a first-come, first-served basis.

  • Appointments are to be made via WhatsApp (019 306 6698)
  • One time rescheduling shall be allowed provided that we have been notified no less than 12 hours before the appointment time
  • Sunway Property Care+ reserves the right to reschedule or cancel any appointment and the customer shall be notified accordingly
Payment

No upfront payment is required

Payment must be made upon completion of service via direct banking to Sunway South Quay Sdn Bhd (HSBC Amanah Malaysia Berhad Account No: 002-161255-900) only. Customers will be required to forward the bank-in slip to us via WhatsApp (019 306 6698) or email us at ([email protected])

Customers may be blacklisted from using Sunway Property Care + services in the future if payment is not made

Services

Our cleaners shall perform their cleaning services based on the service scope mentioned on the website. Service duration may require between 2-3 hours depending on the size and the current condition of the unit.

Each session will be attended by 2 cleaners. Additional hours are subject to availability, however additional charges will apply.

Others
  • All promotions are up to Sunway Property Care+ discretion
  • You are advised to keep your valuable items away to avoid any disputes or unwanted events
  • Our cleaners shall not be liable for any losses or damages that are not related to the requested service
  • On the appointment day, the cleaners will meet you in your residence lobby. Please let us know if any separate arrangements are required, as access to the unit is subject to the individual Joint Management Body (JMB)/ Management Corporation (MC) house rules for visitors

No, all services are currently being offered to Sunway Property residential units only. Currently, the service is only available for Sunway South Quay developments: Sunway Bayrocks, Sunway GEOSense, Sunway GEOLake, Sunway Nautica and Sunway LaCosta.

Rest assured, we are in the midst of working to expand the services to other Sunway Property developments nationwide.

Yes, we allow one-time rescheduling subject to availability provided that we have been notified no less than 12 hours before the appointment time.

Please note that a penalty may be imposed if rescheduling/ cancellations made are less than 12 hours before the appointment time.

We will provide 2 Cleaners for each cleaning session.

No deposit is required. Payment is to be made only after the cleaning session is completed. The charges are:

  • RM100 for 2 Hours (with 2 Cleaners)
  • RM140 for 3 Hours (with 2 Cleaners)

Yes, kindly inform us upon booking.

Yes, you can subject to availability. Advance bookings that are made 2 months ahead of time will be subject to a 50% deposit (We only allow advance bookings made that are up to 6 months ahead of time only).

Not to worry as you will receive a reminder from Sunway Property Care+ one (1) day before your appointment. We will also notify you upon the arrival of the cleaning crew at your residence lobby, on the actual appointment day.

The completion of our service is subject to the size and the current condition of your unit. Upon the arrival of our cleaning crew, after reviewing your home, we will inform you accordingly of the actual scope of service that can be completed within the allocated service hours.

We currently have 2 cleaners serving Sunway South Quay residential units. All appointments are subject to availability.

However, Sunway Property Care+ reserves the right to change/replace with other available cleaners if the original cleaners are not available.

Our services are not-for-profit; however, we will contact you accordingly if a price change is unavoidable. You may request for cancellation and we shall refund your deposit to you.

No. All services must be done through Sunway Property Care+. Do let us know if you have any specific requirements regarding your cleaning services and we will try our level best to accommodate.
